Overview

Sanding That Leaves
Your Home Clean

Floor sanding removes the old finish, scratches and grime from a wood floor and creates a smooth surface ready for a fresh coat of oil or lacquer. Done well, it transforms a room. Done badly, it leaves dips, swirl marks and a house full of dust.

We sand with our own machines fitted with dust extraction. That means far less mess, no fine dust settling in other rooms and a cleaner finish because dust isn't trapped in the coating.

Sanding and refinishing suits original floorboards, solid oak, parquet and many engineered floors. We'll check your floor's condition and wear layer at the free visit and recommend the finish that suits your room.

Who this is for

  • Original boards uncovered under carpet
  • Oak and parquet floors that look dull or scratched
  • Floors with orange or worn-out varnish
  • Homes being refreshed before a sale or move
"We had so many issues with our floors, but they worked to find a solution. It did lead them to grind the floors back to concrete but they made sure it was a mess free process & now the floors look amazing."

Why It Matters

The Risk of DIY
or Rushed Sanding

Floor sanding looks simple until a hired drum sander bites into the boards. Mistakes can't be undone, because the timber has gone.

Gouges and dips

Inexperienced use of a drum sander removes too much timber in one spot, leaving permanent dips.

Swirl and chatter marks

Skipping grits or using worn abrasives leaves marks that show through the finish.

Dust everywhere

Without good extraction, fine dust spreads through the whole house.

Wearing through engineered floors

Engineered boards have a limited wear layer. Oversanding can expose the core and ruin the board.

Common mistakes we see

  • Hiring a sander for a floor you can't afford to damage
  • Not checking the wear layer on engineered boards
  • Applying finish over dust
  • Choosing a finish without testing it on your floor

In Detail

Sanding and Finishing
Options Explained

Choosing a finish is as important as the sanding itself. Here's how the options compare.

Original floorboards

Pine and other softwood boards in period homes often hide under carpet. Sanding reveals their character; gaps can be filled for warmth and a cleaner look.

Oak and hardwood floors

Solid oak can be sanded many times over its life, making it ideal for refinishing.

Parquet sanding

Parquet needs careful sanding across the grain directions of the pattern for a flat, even surface.

Engineered floors

Many engineered floors can be sanded, depending on the wear layer thickness. We check before quoting.

Oil finishes

Hardwax oils give a natural matt look and are easy to repair locally.

Lacquer finishes

Lacquer gives a hard-wearing surface for busy areas, in different sheen levels.

Staining

Change the tone of your floor, darker, lighter or neutralised, tested on your floor before we commit.

How many times can a floor be sanded?

It depends on how much timber sits above the tongue or the core. Solid boards can typically be sanded many times; engineered boards fewer, depending on the wear layer. Our approach removes only what's needed, so your floor keeps as much life as possible for the future.

Refreshing without full sanding

Sometimes a floor only needs a light abrade and a fresh coat rather than a full sand. If that's the case for your floor, we'll tell you, because it costs less and keeps more timber.

Before we arrive

  • Clear the room of small items, ornaments and anything fragile.
  • Tell us at the survey about any furniture that needs moving so we can plan for it.
  • Let us know about pets, parking and access so the job runs smoothly.
  • If you're supplying materials, have them delivered in good time.
  • Plan where you'll live and walk while the room is out of use.

Looking after your floor

  • Put felt pads under chair and table legs to prevent scratches.
  • Use doormats at entrances to catch grit, the biggest cause of wear.
  • Wipe up spills promptly rather than letting them sit.
  • Clean with products suited to your floor's finish; we'll advise on the day.
  • Use rugs in the busiest routes to spread wear over time.
